Residential Site Plan Examples You Can Open and Edit
Four complete residential site plans, each drawn by the same engine as the site plan creator. Every number below is computed from the drawing — the same numbers the editor, the TXT summary and the Pro coverage table show. Open any of them, change a size and watch the results move.

Backyard Shed & Fence Permit
Shed permits mostly turn on size and clearance: the footprint (192 sq ft here), the distance to the two nearest lot lines and total coverage. A fence permit adds height, material and where the run starts.
| Lot area | 7,200 sq ft |
|---|---|
| Building area (existing + proposed) | 1,788 sq ft |
| Lot coverage | 24.8% — PASS (limit 35%) |
| Impervious surface | 2,088 sq ft · 29.0% — PASS (limit 50%) |
| New impervious (proposed) | 192 sq ft |
| Fence runs | 166.0 ft |
| Coverage left | 732 sq ft left before the 35% limit |
| Setback check | ALL PASS |
| Tightest clearance — Proposed 12 × 16 ft Shed | Rear: 16.0 ft vs 15.0 ft required |
| Dimension 1 | 6.0 ft to West Property Line |
| Dimension 2 | 16.0 ft to Rear Property Line |
| Sheet | Fits on US Letter at 1" = 20' (1" = 20') |
For your lot: type its width and depth, set your accessory setbacks, then click a shed size. The fence helper redraws the 6 ft fence along whichever lines you tick.
Many towns exempt sheds up to 120 or 200 sq ft; a 12 × 16 ft shed is over the first and under the second. Check yours.
Deck and walkway
Rear Wood Deck & Patio Addition Permit
Deck permits ask for the deck size, its height above grade, the rear and side clearances and how it attaches to the house. Stormwater reviewers look at the new impervious area — 380 sq ft here.
| Lot area | 5,000 sq ft |
|---|---|
| Building area (existing + proposed) | 1,520 sq ft |
| Lot coverage | 30.4% — PASS (limit 35%) |
| Impervious surface | 1,780 sq ft · 35.6% — PASS (limit 50%) |
| New impervious (proposed) | 380 sq ft |
| Coverage left | 230 sq ft left before the 35% limit |
| Setback check | ALL PASS |
| Tightest clearance — Proposed 16 × 20 ft Attached Deck | Rear: 24.0 ft vs 20.0 ft required |
| Dimension 1 | 14.0 ft to West Property Line |
| Dimension 2 | 24.0 ft to Rear Property Line |
| Sheet | Fits on Tabloid at 1" = 10' (1" = 10') |
For your lot: drag the deck against the back wall of the house, type its real size, and switch the walkway to a patio if that is what you are building — coverage drops, impervious does not.
At 1" = 10' a 50 × 100 ft lot needs Tabloid; on Letter use 1" = 20'.
Detached ADU
Detached ADU & Utility Plan
An ADU plan carries more: utility routes (water, sewer, electric), septic tank and leach field locations, parking and drainage direction, besides the usual setbacks and coverage.
| Lot area | 10,500 sq ft |
|---|---|
| Building area (existing + proposed) | 2,720 sq ft |
| Lot coverage | 25.9% — PASS (limit 40%) |
| Impervious surface | 3,274 sq ft · 31.2% — PASS (limit 50%) |
| New impervious (proposed) | 974 sq ft |
| Coverage left | 1,480 sq ft left before the 40% limit |
| Setback check | ALL PASS |
| Tightest clearance — Proposed 24 × 30 ft ADU (720 sq ft) | Rear: 12.0 ft vs 10.0 ft required |
| Dimension 1 | 11.0 ft to East Property Line |
| Dimension 2 | 12.0 ft to Rear Property Line |
| Sheet | Fits on Tabloid at 1" = 20' (1" = 20') |
For your lot: move the utility lines by dragging their end points, and add a drainage arrow wherever water leaves the ADU roof. Parking spaces count as impervious paving.
Keep sewer runs and the leach field clear of the new foundation; many health departments set minimum separations.
Council application
Metric Council Carport & Pool Plan
Council site plans in Australia and the UK are drawn in metres at 1:100 or 1:200, usually on A3, and pools need a compliant safety barrier shown on the plan.
| Lot area | 576.0 m² |
|---|---|
| Building area (existing + proposed) | 189.0 m² |
| Lot coverage | 32.8% — PASS (limit 50%) |
| Impervious surface | 241.0 m² · 41.8% — PASS (limit 60%) |
| New impervious (proposed) | 48.0 m² |
| Fence runs | 28.00 m |
| Coverage left | 99.0 m² left before the 50% limit |
| Setback check | ALL PASS |
| Tightest clearance — Proposed 4.0 × 6.0 m Carport | East: 1.00 m vs 0.90 m required |
| Tightest clearance — Proposed 6.0 × 4.0 m Pool | Rear: 4.00 m vs 3.00 m required |
| Dimension 1 | 1.00 m to East Property Line |
| Dimension 2 | 7.00 m to Front Property Line |
| Sheet | Fits on ISO A3 at 1:200 (1:200) |
For your lot: everything is in metres, so type 0.9 m side setbacks rather than 3 ft. Switching to feet converts every number and back again without drift.
The pool counts toward impervious area but not site coverage here; flip the toggle if your council counts it (coverage becomes 37.0 %).

Make one for your lot
Start from the example closest to your project, then type your own lot size and setbacks.

Not sure what the reviewer needs? Read how to draw a site plan for a building permit and the scale and sheet size guide. None of these examples is a boundary survey; confirm setbacks with your building department or HOA.
